Up until the onset of covid, all board meetings were open to any property owner for in-person attendance. With the health concerns posed by covid, the community accepted an alternative to "in-person" meetings by using internet based communications, in our case using a software called Zoom. No where in the By Laws does it state that B.H.R.A. meetings are by Zoom only, yet at all general board meetings in 2024, the only announced way of participating in a meeting has been by Zoom, with no physical location. Although, members of our community who are privy to the location have attended in person, the location is not given to the general membership.
While convenient, there are many draw backs to Zoom meetings (easily verified online) :
Response: if the host of the meeting isn't paying attention or doesn't want rebuttals zoom users can go unnoticed when trying to speak or cut short.
Stable bandwidth: is crucial for practical platform usage, posing challenges for users with slow connections.
Prolonged videoconferencing: can lead to fatigue and reduced productivity
Occasional technical difficulties: leading to choppy video or audio and intermittent conference connection issues
Screen sharing: Zoom is limited to a single item, such as an open file, document, or website.
Shouldn't ALL community members have the option of presenting arguements and ideas in person as well as joining through a remote option?

It seems that, for an unknown time period, the Board of Directors has been creating a "Policies and Procedures" manual on how we do things up in Buckskin Heights. We are a small community of under 50 property owners, who have lived successfully by following a simple guideline called the Buckskin Heights By Laws. The Buckskin Heights Road Association board was created as a non profit , to follow a simple purpose," The purpose for which the non-profit Association is formed is to promote the health, civic and general welfare of its members and in pursuance thereto to construct and operate roads, and such objects as are appropriate in the conduct of its activities, in the County of Larimer and State of Colorado, for the use of its members, their families and others as are approved by the Board." This simple but direct set of "Rules and Procedure's" have worked since 1974, with a very few modifications. Now the board is using a set of Policies and Procedure's, seemingly with the same powers as the By Laws, to modify, control and change the the intent, written in the By Laws, that have not been created, reviewed or approved by the residents of our community. Any changes to the By Laws have to be approved by the membership and VOTED ON, but why not Policies and Procedures. When do we create a definition of what limitations are set, defining what is meant by " health, civic and general welfare of its members really means? The B.H.R.A.'s principal and primary purpose is to MAINTAIN to roads in and accessing our neighborhood, not covertly creating a set of rules that the membership has had little to no input in nor has it been officially voted on. Do you want to live in a simple, functional, mountain community or do you want to have everything controlled, much like an H.O.A.?
Newly appointed co-webmaster for Buckskinheights.org resigns.

In Dec. 2023 The B.H.R A. appointed Rick Stahl (the original founder of the Buckskin Heights website and the webmaster of this site) to act as co-webmaster of Buckskinheights.org. After 60 + days of constant bickering and push back on modernizing and updating the Buckskinheights.org site, Rick Stahl resigned. Certain members of the board did NOT like that there were differences of opinions with Sue Weber,(the webmaster of Buckskinheights.org for at least the last 8 years) Such as claims of abuse of copyrights, using a "Rules and procedures" that has not been ratified or voted on by the membership" nor has it been published on the site. This is why I have been out spoken about the board being in total control of multiple media sources. Sue Weber has been the administrator of our Groups.io since the beginning, has been the treasurer for +/- 11 years and the webmaster of the Buckskinheights website for at least 8 years. Just as in our national government, there should be term limitations on official publications and positions, otherwise a small groups can have too much power to sway information.
